As my customer, you have the right to:

 

1.             A well-trained, competent, ethical and respectful professional to serve you.

 

2.             Communications in the manner and frequency that you desire.

 

3.             Have your real estate professional´s obligations to you explained clearly and fully.

 

4.            Be informed to the level you desire about the entire process for buying or selling your property, including your rights and responsibilities as a buyer or seller as well as the rights and responsibilities of your real estate professional and their brokerage firm.

 

5.            Having your property marketed in the manner promised in the marketing presentation, or which will provide the best opportunity for your property to be exposed to the greatest number of potential buyers.

 

6.            Be informed of and pre-approve any action that is required or any developments in your transaction as soon as reasonably possible.

 

7.            Expect your real estate professional to communicate any offers to purchase that you make as a buyer, or that you accept, counter, or decline as a seller to the other party or the other party´s real estate professional as soon as reasonably possible.

 

8.            Have your personal confidential information shared only with parties to the transaction who have a need to know such information and that any other sharing of information is done only with your written approval.  Further that your real estate professional will take all reasonable efforts to insure that your personal information will be stored in a secure environment.

 

9.            Be told in advance of any and all fees, costs, commission, etc. that are required as part of your transaction.

 

10.         Have your real estate professional actively work to solve any problems that arise during the transaction.

 

11.    Provide feedback relative to the performance of your real estate professional in your transaction to the Real Estate Standards Institute and to understand how to terminate a relationship with a real estate professional based upon the regulations in effect in the jurisdiction.

 

12.    To provide copies of all documents pertaining to the transaction immediately upon execution or demand.

Pricing Your Property for ALL its Worth;


Determining price is one of the most critical steps in preparing your home for sale. A well priced home often sells quickly once it is put on the market.

When your home is priced right from the outset, you maximize your opportunity of reaching the most qualified buyers and obtaining top dollar.

What is Top Dollar? It is the highest amount the buying public is willing to pay.

Put yourself in the buyer's shoes, would you offer more than what you think it is worth? Would it make any difference if the seller 'needed´ to sell it for as much as they´re asking to pay bills or other obligations?

Time on the market is your enemy; remember that YOU set the price.

  • Pricing your home correctly:
    • Can save you thousands of dollars on your family´s largest investment.
    • Reduces risk because overpriced homes may eliminate some buyers if it is out of their price range. People locate homes by price;
    • No one will look at a house if they feel the price is too high.
    • Ensures that other agents will show the home. Why waste time showing properties that are over priced?
    • Is good when it comes time to appraise.  Your home must appraise at the selling price for the buyer to get financing.

Duke's Dozen Dos for $$$$...

 

  • Become one with the buyer. What did you look for when you bought this house? Chances are, they are too.
  • Create charisma. First impressions are important. Some of the best buyers are the most impatient because they need to make a decision fast. If the view of your house from the street turns them off, they might not even stop. Shape up your front yard.
  • Give your place a face lift. If it's weathered looking, if anything needs repair, or if anything needs to be hauled to the dump -- eliminate these problems. Don't turn your buyers off outside before the inside can turn them on.
  • Never crowd 007. Let the agent handle it, and remove yourself if you possibly can. Remember, the agent has worked for many hours with their potential buyers, knows what they're looking for, and how to work with them. Let him or her do the job without interference. You may think an agent isn't showing the important features of your house, but the agent knows buyers aren't sold by details until they've become emotionally involved with the big picture of your house. The presence of any member of the sellers' family can't help, it always unnerves possible buyers, and often prevents a sale. Don't put this obstacle in your path. Leave when buyers are coming.
  • Send your dogs and cats to Disneyland. They need a break and so does your pocketbook. Having pets around (especially aggressive dogs) when you're selling your home can be incredibly expensive. Many people are acutely uncomfortable around some animals, and simply can't think buy when their minds are on bye.
  • Drips do more than run up your water bill. They focus the attention of possible buyers on your house's entire plumbing system, and cause them to worry. Fix these little problems before they cost you a sale.
  • Even if it is Halloween: Squeaking doors and creaking floors, torn or missing screens, cracked glass, and anything in need of repair dampens the house hunter's enthusiasm. Many buyers believe there will always be ten problems they haven't seen for every one they do.
  • Everything has its place: Accent everything connected with play and relaxation: sound systems, skis, toys in the kids' rooms. Hide or arrange neatly lawnmowers, garden hoses, vacuum cleaners, and all the gear you used to fix up the house.
  • Be cruel with clutter. Repack compactly, dispose of un-needed items, or rent storage space and move out as much material as you can. Your home's storage space can't look adequate to a buyer if you've got it jam-packed. Garage sales can generate additional $$$ and Goodwill.
  • Cozy the cabin. If it's hot, cool it; if it's cold, light a crackling fire.
  • It´s in the mood. Turn the music on softly and the TV off. Turn on all lights, day or night. Open the drapes in the daytime.
  • Take pride of ownership to the bank. Fresh cleanliness has more buyers than used dirt. Put a little sparkle in your bathrooms and kitchen, and you'll take lots more silver out.

It´s old & trite but true, you never get a second chance to make a good first impression;
