I've found that there are a number of misconceptions by the public about the roles of Realtors® in the buying and selling processes. I hope this clears up some but not all of those I've heard...
1) Any Realtor® licensed in the state of Washington can assist you in buying any property in the state of Washington. It does NOT have to be a property listed by their company or by that Realtor®. For example, I'm associated with Sundin Realty but I can help you buy any home or property by any brokerage such as Coldwell Banker, Prudential, etc in the state of Washington.
2) The Listing Agent (Realtor®) ALWAYS represents the seller of the property and their interests only. They have no obligation to you as a buyer other than the disclosure of material facts about the property. A good listing agent will inform you of that fact, before dealing with you. It is in your best interests to obtain an independant Realtor® of your own to watch out for your interests & provide you with supporting information.
3) In locating a personal Buyer's Agent (Realtor®), look for the ABR designation (Accredited Buyers Representative). Using one to help you in finding & buying your home or real estate is probably the best use of your time & money there is today.
