As further help, here are 10 typical reasons FSBO's are unsuccessful, please use this information to your advantage in marketing your home...

 1)  They over price their home. If you're serious about selling, this is more damaging than underpricing for a number of reasons.
 2)  They don't make easy access to buyers when the buyer needs to tour. Again, if your serious about selling, don't force possible buyers to go to the next home because they can't get access to see yours.
 3)  They don't qualify their buyers. Many 'buyers' have not been approved by a lender for a loan. Many sellers don't find this out until closing & the purchase cannot be completed. You're back to square one & it's a month or more later.
 4)  They don't market & advertise enough or effectively. This reduces the number of buyers that know your home is for sale. Realtors® handle the majority of buyers but will not show your home because they don't know it's for sale.
 5)  They don't ready & maintain their home for showing. Since you're selling, you're probably buying. Would you look favorably on a home that is cluttered, smelly, dirty or in need of repair? Hint, two largest turn offs, pets & smoking...
 6)  They feel that they are doing the buyer a favor. Again, if you're serious about selling, the buyer is doing YOU a favor...  Don't let your emotions get in the way...
 7)  They talk too much or too little. Most sellers don't know what to say & what not to say. Both can be damaging both financially and legally. To coin a phrase; What you say, and don't say CAN hurt you...
 8)  They don't know the selling process. There are professional 'buyers' out there that take advantage of this fact.
 9)  They don't know contracts & the necessary paperwork. Again, watch for professional buyers or making a deal that is not enforcable. Get familiar with all the forms required by Washington state law. Also, watch out for those generic 'stationary store' contracts. I recommend employing a good real estate lawyer.
10) Believing that the Title Co. & Escrow will check their paperwork. This is not true and not their purpose. They can only do what the parties to the transaction tell them to & cannot give legal or personal advise.
